Property Taxes on Kauai

Property taxes in Hawaii are notoriously low. Kauai is no exception. The County of Kauai recently modified our tax rates (June 2014). (all are based on the dollar amount listed X $1000 of assessed value)
Homestead- $3.05 /$1000 of assessed value
Single Family Residential- $6.05/$1000 of assessed value
Vacation Rental
Commercial- $10.85/$1000 of assessed value
Industrial-$8.10/$1000 of assessed value
Agricultural-$8.10/$1000 of assessed value
Conservation- $6.75/$1000 of assessed value
Hotel and Resort- $6.75/$1000 of assessed value
Residential Investor- $8.05/$1000 of assessed value
Commercialized Home Use-$5.05/$1000 of assessed value
County assessments are calculated annually and taxes are due twice a year; February 20th and August 20th. A single family home of approx. $350,000 assessed value with standard exemption applied would likely pay approx. $1200/yr. Similarly, a $500,000 assessed value with same exemption would be approx. $2000/year. These are rough estimates and depending on your use of the property, and your applicable exemptions, these examples will differ. Please contact the County tax assessors office directly for a more accurate prediction of your taxes.

Exemptions are listed here. The exemption amounts are taken off the net assessed value of the property reducing the basis for the owner. All exemptions must be filed by September 30 of each year to apply to the following year. However, some of them only need to be filed once and they carry over every year so long as you still qualify for that exemption, ie. the standard exemption and disabled owners exemption. - The standard exemption for owner occupants is $160,000
- Owner occupant ages 60-70 are allowed a $180,000 exemption
- Owner occupant ages 70+ are allowed a $200,000 exemption
- Owner occupant with income less than $61,000 are also eligible for an additional $120,000 over standard exemption
- Blind, Deaf or totally disabled can apply for an additional $50,000 over the standard exemption ($160,000)
- Disabled Veterans are totally tax exempt except for the minimum tax of $100/year
